DwellParis was created to offer Americans who love Paris an opportunity to own a fabulous apartment there at a reasonable cost and with minimum hassle. Formed by two Americans now living in Paris, the DwellParis partners combine 22 years of legal and development experience in shared ownership, with a Louvre curator's insider knowledge and connections to the Paris decorative arts community.

DwellParis closely monitors the Paris real estate market each day, searching for apartments with a spectacular location, beautiful light and views, and room for owner storage. We then renovate and furnish to create a warm, romantic and personal environment that will provide an exciting destination and refuge year after year.

Using our extensive contacts in the Paris decorative arts community, we integrate the best of Parisienne design with the comforts and conveniences American owners expect. We then create the legal and management infrastructure for efficient, cost-effective and low-risk fractional ownership. In short, we try to provide every element of the second or third home our customers have always dreamed of owning, in the world's most fabulous city, without the months or years of effort it would take to create it themselves, at a fraction of the cost of owning it themselves.

Each DwellParis fractional has a permanent usage structure so that each owner can be certain of his/her usage rights well in advance to allow plenty of time for planning. Each owner will have a fixed number of weeks of usage each year, allocated in either two- or four-week blocks. To simplify management and decision-making and minimize wear and tear on the property, there will be a maximum of 13 fractional owners for each apartment. These owner/users will be a U.S. homeowners association governed by U.S. law so that resales, gifts, and inheritances of fractional shares avoid the logistical difficulties of a French real estate transaction.
